The Mortgage Centre UK Ltd can arrange finance for both new and previously owned holiday homes situated in the UK and abroad. These are for properties of standard construction and also timber framed and timber built lodges. These must be situated on a separate plot of freehold land which can legally transfer title of land ownership to the purchasers when the solicitors finalise the purchase. The lenders are specialists in providing this type of finance. For timber framed and timber built properties, finance for up to 60% of valuation can normally be made available for terms up to 20 years.

Please note that finance can NOT normally be arranged for timber lodges situated within the boundaries of holiday parks as these are classified by the lenders as “Park Homes” and are not normally mortgageable by any current lender.

We can also arrange finance to buy holiday homes and timber properties in the UK and abroad by remortgaging a domestic or buy to let property where there is sufficient equity within the property. In some cases, sufficient can be available to provide the whole of the purchase price. (Equity means the difference between the value of the property and the total outstanding mortgage and any loans secured on it).

We can also arrange finance for the purchase of holiday properties and buy to let properties abroad, either by a loan secured upon the property itself or by remortgaging a UK domestic residence where there is sufficient equity in the property. This is usually at competitive interest rates.

The Mortgage Centre UK charges a fee of £899 payable at completion of purchase. We will carry out all of the necessary arrangements needed, including selecting the most suitable lender, arranging for our panel solicitors to act for you, liaising with lender and solicitor to ensure that the purchase proceeds smoothly to completion.
